Step-By-Step Buying Process

 

1. Initial Consultation

First, we’ll meet with you in person to fully understand your buying needs and goals, from what you’re looking for in a home to your financial situation. In this consultation, we’ll also educate you on the outline of the buying process, our role in assisting you, and your role in buying your future home.

2. Obtaining Financial Pre-Approval

Getting pre-approved demonstrates that you are a serious buyer and helps speed up the buying process. It’ll also provide you an accurate estimate of how much money you’ll be able to loan based on the 4Cs:

  • Capacity: your current and future ability to make your payments
  • Capital: the money, savings, and investments you possess that can be sold quickly for cash
  • Collateral: the home, or type of home, that you’d like to purchase
  • Credit: your history of paying bills and other debts on time

This will help you make an informed decision on how much money you’re able to spend on your new home.

3. Home Search

After completing the initial consultation and obtaining financial pre-approval, we’ll work with you to narrow down your house locations through considering factors such as the school system, safety, tax rate, and community information. From there, we’ll provide you frequent updates on the most up-to-date market trends, housing data, and local statistics to ensure you know your house search areas well before your purchase. We’ll also send you properties that meet your particular needs on a weekly basis.

 

4. Home Showings

If you’re interested in certain houses, we’ll help you arrange visits to these houses, whether that be through open houses or private appointments. 

 

5. Due Diligence

The BQ team will also conduct detailed research into the houses you’re interested in (property history, zoning laws, HOA, etc.) so that you are well-informed about the houses before you decide to buy one. This will be done both through in-person inspections of properties in addition to going through house reports. If there are several homes you’re interested in and can’t decide on, we’ll help you evaluate and compare the homes to find the best one

 

6. Offer Submission & Negotiation

After you zero in on a particular house, we’ll work with you on a purchase offer. Throughout this process, we’ll guide you through all disclosure reports and alert you if there are any red flags. 

After devising our offer strategy, we’ll work on presenting our offer to the listing agent. Using our expertise and negotiating skills, we guarantee that we will arrive at the best market price and terms.

 

7. Closing the Transaction

Once we reach an agreement with the sellers, we’ll work with you in filling out the necessary paperwork and contracts. Finally, we’ll conduct a final walk-through with you and coordinate all parties involved in the closing process to ensure a smooth transaction before handing the keys over to you.

 

8. Post-Purchase Assistance

After the purchase of your home, we’ll continue to be there for you as you transition into your new home and transform it into the one of your dreams, from helping connect you with interior designers to working out any hiccups that come up with the transaction.
